Your architect in Umbria — technical care for a house you own from abroad

I am an Italian architect based in the Spoleto area, in the heart of Umbria. I help owners and buyers from the United States and the United Kingdom understand, verify, permit and renovate property in Italy — while they stay where they are, with a trusted professional on the ground.

What I do

  • Technical due diligence. Before you buy — or after you inherit — I inspect the building, check its real condition and flag the legal and structural risks that a listing never shows.
  • Energy audit & APE. Energy assessment and the Italian energy performance certificate, with practical advice on how to improve the building.
  • Laser scanning & BIM survey. Millimetre-accurate surveys with laser scanner and photogrammetry, then a Revit model you can actually design and build from.
  • Permits (CILA, SCIA, Permesso di Costruire). Planning filings and, where needed, amnesty and permit procedures, handled with the local authorities.
  • On-site representation. I am your eyes, hands and voice in Umbria: site visits, contractors, suppliers, surveys — so no decision waits for your next flight.
  • Renovation project management. Cost control, contractor selection, schedule and quality supervision from first sketch to handover.

Why Umbria — and how far away I am

Umbria is one of Italy’s quietest, most protected landscapes: stone villages, olive groves, medieval hill towns, and property that rewards careful technical work. Spoleto sits almost exactly in the middle of the region, an easy base for projects from Perugia down to Terni, from Assisi to Norcia.

For clients flying in from abroad, the closest international airport is Perugia San Francesco d’Assisi (PEG), about 50 km from Spoleto, with direct UK connections. In practice that means you can leave the UK on a morning flight, land in Umbria and be standing in front of your property the same day — and until you do, I am the person already on site. You don’t need a permanent presence in Italy; you need someone reliable who has one.

How it works

  1. First call. We talk about the property, the listing or address, and what you actually want to know or achieve.
  2. Survey and report. I visit or scan the building and send you a clear written picture: condition, risks, permits, next steps — in plain English, not just Italian bureaucracy.
  3. Plan and price. We agree on scope, permits and a realistic budget and timeline, with the right professional team assembled around the project.
  4. Execution on site. I run the works and represent you locally, reporting regularly until the project is finished and handed over.

My practice combines architecture with genuine technical depth: parametric design in Revit, mechanical and parametric 3D modelling in SolidEdge, and precision survey work with laser scanning and photogrammetry. That mix means your project is measured, modelled and documented properly — not sketched on a napkin.
