On-the-ground technical support for your Italian property

I am an Italian architect based in Umbria, in the Spoleto area, working with foreign buyers, investors and owners who need a competent person on site: someone who reads the paperwork, walks the building and tells them the truth before they commit money.

Everything I do is built around one problem: making a decision about an Italian property from thousands of kilometres away, without surprises.

Services

1. Technical due diligence before purchase

I verify what the seller’s documents actually say, and what the building actually is: planning status, discrepancies between cadastral and approved drawings, structural red flags, unauthorised works, conservation restrictions, seismic zone requirements. You receive a written report with photographs and a prioritised list of costs and risks.

2. Energy audit and APE

Italian property transactions, rentals and many incentive schemes require an APE (Attestato di Prestazione Energetica). I assess the real energy performance of a building, tell you which improvements pay back and which do not, and prepare the certification with a qualified technician.

3. Laser scanning, point clouds and BIM survey

I survey existing buildings with laser scanning and photogrammetry and deliver accurate 2D drawings and 3D BIM models. This is the most efficient way to work remotely: instead of trusting old drawings, you get a measured digital twin of the building you own or are about to buy, useful for renovation design, quantity take-off and permit applications.

4. Permits and planning compliance

CILA, SCIA or Permesso di Costruire: I identify the correct procedure, prepare and submit the application, follow it through the municipal office and manage the technicians involved. I also handle historic building amnesties and remediation of previous unauthorised works where they can be regularised.

5. Remote owner representation and site supervision

I inspect progress, check what has actually been built against the design and the invoices, photograph everything and report to you. If you cannot be on site every month, the work still gets supervised.

6. Renovation project management

From brief to completion: design, contractor selection, cost control, works supervision. Rural properties, historic buildings and renovations with planning restrictions are my daily context.

How working remotely works

  1. Short call. You describe the property and what you need to know.
  2. Scoped proposal. I tell you what can be verified, what cannot, the time and the fee. No open-ended engagements.
  3. On-site inspection and document check. I go to the property, collect the facts and the official records.
  4. Report. Written, in English, with photographs, drawings, costs and a clear list of decisions you need to make.

  • Technical range: architectural design plus parametric 3D modelling (REVIT) and mechanical/structural steelwork modelling (SolidEdge), useful when a detail has to be resolved, not just described.
